Potential land/parcels
Remember, we need land that is: Within an Unorganized Territory/Township (No local government!) 70-100 Acres of land Maximum $80,000 Preferably owner financed! (if it isn't, it can still be posted, however it may take longer for us to purchase) Populated with healthy wild animals we can hunt, farm-able (arable land), forested, has rivers, creeks or lake frontage Not absolutely devastated by logging

I was looking at that property earlier. I'd definitely consider it a big candidate, considering it's conditions and the fact that it's a plantation.

Isnt it possible to find land that have an old farm/homestead on it? It might increase the cost of the land but will probably lower the amound of money needed to make it liveable

Well that would be the case so long as we can get financing on the property.
Pretty much anything over 40k we'll need financing or a loan for purchase.

It's cheap because it's been harvest for timber recently.
Not clear cut so it wont necessarily be a problem for us. Still plenty of trees.

The price is right, but I'm not too keen on the location, although I suppose it would be easy to get to.

How do you enter the land? If the taxes are not higher than the far laying parcels this one is a good pick. 19k is nothing

The trees on the property seem pretty young. And although it's in the middle of nowhere. I-95 is the main route to and from Canada. So we'd be hearing traffic in the background all damn day. Plus with is near a town We'd probably need a septic system and all that malarkey.

The proximity to the town might drive up our costs in permitting. If it's too close we wind up under local authority. We need to be sure any properties we're looking at are plantations or Unorganized Townships

It also doesn't look like there is a lot of water sources, besides the river that isn't on the land.

I think with what time we've spent looking for plantations, the two reed plantation parcels and the 39.9k parcel are our best bets. It might be in our interest to call the owners and see about financing or otherwise so we can establish a base cost for land, then move up to materials and equipment. That way we know exactly how much we'll be needing to work with come next fall

if the forest is a bit older than it looks, this would be an awesome spot. I haven't looked into the township though, but it seems like this could work well.

the forest is old wood, which is real nice, and the rivers support a lot of trout, and are stocked by the state.

I think we should get to settling on 3 potential parcels and contact the owners about possible financing. We can weigh the pros and cons and then settle on a target parcel by the end of the week.

I agree, I really do like the one in sherman, however it is in a municipality, if that is an issue than we can forget about it. but im all for it.
@seagull is there any water on the one you posted? or an address so we can check it out on google maps? the map on craigslist is just the center of the area that it is located on.

I think its worth looking into the one in sherman just to see more about it,
if its worth using temporarily while people relocate across the country or if we want to drop that idea completely.
either is fine and while yeah i dont think anything runs through the property, it does have 6000 feet of waterfront on that we could do a lot with,
whether fishing or building a small dock or using the water for irrigation

Did any of you folks in Maine want to contact the owners of the selected parcels? If you're all too busy I can email them but I know people mentioned personally getting in contact if they were in the area.

I've been really busy the past few days and will continue to be so for the next 3-4 days, if someone can contact them sooner than later it would probably be best.
