Start Up Cost (Rough draft) Empty Start Up Cost (Rough draft)

Post by Ranger Fri Sep 18, 2015 1:10 pm

(This is just a draft of what will be necessary for the start up. It doesn't include pricing yet because I need to do more research. Contribute as you see fit.)

Start Up / Equipment cost

-Land/Parcel: $
-Permits
-Canvas Tents:

Weekly Expenditures (multiplied by the number of people)-
-Food
-Gasoline (vehicles):
-Propane (cooking)?:
-Electricity (small generator for phones/equipment?)(one time cost or weekly?):

Equipment (per person)
Tools
-Tent
Sleeping bag
Blankets?
-Weather appropriate clothing
Rain Jacket
Hiking/Muck boots
Thermals
Gloves
Warm hats
-Tarps
-First aid kit (one small per individual, one large for entire group)

Building material & equipment (trying to maintain under $10000)

-Portable milling machine:
-Storage shed:
-ATVs (?) (May not be necessary depending on the vehicles available):

Per House:
-Lumber: (Dependent on usage of portable mill)(Can add to or take away from everything below )
-Foundation/Cellar + drainage:
-Insulation:
-Plumbing/Piping:
-Electrical wiring/Solar Panels (?):
-Septic:
-Flooring:
-Rebar/Steel:
-Roofing:
-Tile? (Bathroom):
-Cistern (see also plumbing):
-Misc (nuts, bolts, door handles, etc):

I haven't included the cost for a shared, partitioned living arrangement (Yurt/Council hall) because it still needs to be discussed and agreed on. If you see anything that is missing or needs to be discussed, that's what this thread is for. This all needs to be thoroughly refined and talked through so that we're not too short or too over and people can get an understanding of how much they need to save/will be spending.

Barring social issues getting in the way We should build a long house at first. Plenty of room for everyone and we can convert it into a community hall after everyone gets situated.
Of course if people bring their own shelter they would be all set.

Agreed. It would also give us a chance to hone our own building/construction skills as a group.
I don't know if I mentioned this somewhere else, but a group Paypal/kickstarter would be cool, as people outside of the project even mentioned wanting to help fund our project.

I'll be sure to include the possibility of a paypal or kickstarter/gofundme. It could definitely help, for instance, in supporting costs of purchasing food which is actually what I'm researching right now.

So far I have Rice, Beans, Canned Tuna, Eggs, and Frozen veggies (Where the hell we'll keep all this is beyond me) and I'm looking up the costs of all these in bulk. I'm expecting at least a need of 2000 kcal per person (I'm sure some of us will eat less, but this way we're over and not under prepared) which averages to about 20000 per day and 200000 per week with 10 people. That's a lot of food. We'll need bear proof storage (maybe we can acquire a cheapo work van) and some means of keeping it all fresh.

We need to come up with an attractive pitch to get people to give us money.

Plenty of ways to do this:

Offer packages of "real forest foraged food" Eat like our ancestors! no agriculture required!

Set up a blog that we will update weekly as a sort of budget reality tv show. This would be a very cheap option as all it would require is a camera a laptop and either weekly trips to a wifi or if we have it on site not even that.

Just setup a honest kickstarter. Tell them that we plan to setup a wilderness community and offer token gifts like hats and shirts in trade for donations.

We arrange to setup a nature trail on part of the property and offer to sell plots near the trail. We could sell these cheaply for a few thousand a piece and then build cabins on them using "locally sourced materials". If we setup them up at the opposite side from where we will be setting up it shouldn't effect us to much. Plus it would allow member that are unable to raise much money to trade the labor or preparing the sites in lue of money.

IF we end up mortgaging the property we can offer people to pay us monthly and when they reach the require amount to get started they can join us permanently. If we just had a couple people pay use 100-200$ for say a year that's 1200 to 2400$ per person. Okay the math doesn't work out as well on that one.

Similar to the first idea but with farming. We plan to grow peppers, onions, tomatoes and pre sell cans of "back woods salsa". And hope our crops meet enough to feed us and the investors.

These are just brainstorming I did last night while delivering papers. So I have put any detailed plans into it.

Even thought I don't think we realistically have the property until next fall at best. We should come up with a funding idea in the next month and try move on to the next stage of trying to implement it. With a little effort and an entrepreneurial spirit I think we can really get this going despite our financial handicaps.

P.S. Also we should arrange a day say next weekend that we'll all be on and we can have an actual chat. Wether it's just on here or some sort of chat client. So what does every ones schedule look like next week?

Well I'm all for a kickstarter/gofundme with the right circumstances, however we need to use it in a supplemental form rather than as a crutch. It could be allocated towards food/gas/small equipment purchases at start up, and following that we can use your ideas, seagull, as a means to maintain interest and attention from the outside.
I don't think it's wise we depend on it too heavily from the get go; I think we should meet a minimum financial goal bearing in mind Land, Bulk equipment and Material costs initially.
Also the idea for a blog/mini reality series seems promising. I've been giving it a lot of thought myself and I think it would be a good way to advertise attention for the project. It would be a fun way for the outside to get to know the bunch of us and become attached to the project as much as we are - that way later on people will be more aware and more interest in any products we have to sell.

I was thinking in regards to the idea surrounding the nature trail and the plots - we could, after everyone is housed and settled, develop the trail, mark a radiating limit for dispersed camping as well as a couple of tiny cabins to rent out for a reasonable price. Maybe as we get more situated, more comfortable with our land and our sustainability, we can work on expanding. However, depending on the initial acreage I still see a maximum capacity limit being necessary.

Okay so I did a quick check and if someone goes halfies with me would could just get a 15-30 yr mortgage on the property. it's be under 300 a month. That way we can secure the property and start work on it even if we can't afford to leave a job to move there full time.
also clearly we would be paying it off way before that but we would need the low payment to qualify.

Edit* roughly 236 depending on down payment.

I suppose that would depend on the terms of the mortgage. I wouldn't want to subject any one to a contractual financial obligation until we're 110% positive about participation and ability.

Eh, worse case for me is I'll have 50 to 100% ownership in an awesome spot for a camp.

hmm 300 bucks a month for a mortgage, is that for each of us? or combined monthly payment?

because hell I can swing 1/3 of that a month no problems. if not more.

I just picked a 50k 15 year loan at 3.7% interest. It wasn't the math on any specific property. I'd like a little extra money for a well and to pay some people to pour concrete at least anyways.
